Plot sizes and price

Plots run from about 90 square yards up to 180 square yards, so you can pick a compact plot for a single home or a bigger one for a full stilt plus four build with rental floors. As of mid-2026 the rate quoted on the ground is around ₹43,000 per square yard, which puts a starting 90 square yard plot near ₹40 lakh. A mid-size 126 to 150 square yard plot lands in the ₹54 lakh to ₹65 lakh range at that rate.

Treat these numbers as indicative. Plot rates in a DDJAY project move with location inside the layout (corner, park-facing and wider-road plots cost more), the phase, and the running offer. What DDJAY and stilt plus four mean for you

Sector 36 sits right next to Jhajjar town, so daily needs, schools, the railway station and the bus stand are a five minute drive. NH-71, the Rohtak to Rewari highway, is close by and feeds you into the wider road grid. The bigger story is what is coming up around it. Reliance MET City and the IndoSpace industrial park at Badli are roughly 10 to 15 minutes away, AIIMS Badsa is about 15 to 20 minutes, and the KMP (Kundli Manesar Palwal) Expressway gives you a fast link across NCR.

Gurugram is about a 40 to 45 minute drive on a normal day, and the new Gurugram to Jhajjar road work is meant to cut that further over time. IGI Airport is roughly 50 to 60 minutes. So this is not a spot you buy for a daily Gurugram office commute. It is a spot you buy because the jobs, factories and roads are moving towards Jhajjar, and land here is still cheap compared with anything closer to Gurugram.

Amenities and layout

Being a planned DDJAY colony, the layout carries the basics done properly: a gated boundary with security and CCTV, a central green lawn, a jogging track, a kids play area, a small community and yoga space, wide internal roads, underground electricity and a water and sewage line. A pocket of commercial or SCO plots is planned inside for daily shopping. These are community-grade amenities, not a high-rise clubhouse. For a plotted colony at this price, they are about what a buyer should expect.

About the developer

The project is built by the Vedmaan Group, an active plotted-colony developer in the Jhajjar belt with other DDJAY layouts across Sectors 20, 27 and 36. The South City name has run across earlier phases here, so this is a developer with delivery history in the same area rather than a first-time entrant. As with any regional builder, do the standard checks: match the RERA number, the DTCP licence and the exact plot on the approved layout plan before you pay.

Is South City Greens Jhajjar a good buy?

For the right buyer, yes. If you want an affordable, approved plot to build your own home near Jhajjar town, or you are betting on the Reliance MET City and industrial corridor pulling value towards this belt over the next few years, the price and the DDJAY structure work in your favour. The stilt plus four registry option gives you a way to earn back part of the cost.

Be clear-eyed on the flip side. This is land, so the return is appreciation, not rent, and it needs patience. Jhajjar is an emerging market, so resale can be slower than in Gurugram, and a lot depends on the promised roads and projects actually landing on time. Buy at a fair per-yard rate, pick a plot on a good road inside the layout, verify every approval, and it is a sensible entry into a corridor that still has room to grow.
